According to EHC, a construction company that provides pre-construction, earthwork, and infrastructure services, the real estate construction market is busy with more opportunity on the way. From single-family to multi-family, the residential market in Southwest Florida continues to rise and is leading the way for the commercial market. Empty stores and office parks are no longer prevalent in commercial properties. In fact, new retail shopping centers are largely occupied if not fully occupied upon completion. The site construction company maintains that occupancy rates across the board have increased.
EHC has also seen a growing demand for medical facilities, such as doctors’ offices, medical buildings, and standalone memory care facilities, to name a few. Moreover, large master-planned communities are being developed again including Babcock Ranch, East of Fort Myers, and Rural Lands West, Northeast of Naples. Whether preserving nature or providing energy-efficient homes, these sprawling communities are driving businesses to the area.
Government projects are still flourishing, with anywhere from eight to 10 EHC crews on its impressive I-75 projects. EHC truly displays strength in diversification. The site construction company has stayed busy during the summer and fall months, starting four new residential and commercial projects.
BIZPARK STORAGE FACILITIES
EHC officially began development on the BizPark Storage Facilities project with new client SWF Development Group, LLC. Located in North Naples, the BizPark Storage Facilities project is nearly 4 acres and consists of five buildings. EHC is providing clearing, grading, earthwork, underground utilities, parking lot construction, and site concrete for the project.
LAKE AT METRO
Lake at Metro is a multi-parcel commercial project located at Six Mile Cypress and Metro Parkway in Fort Myers with new client Red Canyon, LLC. The onsite development is about 30 acres with EHC providing demolition, milling, earthwork, subgrade, base, and asphalt paving for new turn lanes on Six Mile Cypress into the Lake at Metro project. Plus, the project includes modifications to the existing bike path and restoration sodding.
RIVERSIDE
Located on McGregor Boulevard south of Cypress Lake Drive in Fort Myers, Riverside is a nearly 10-acre residential villa community with 23 buildings consisting of 46 units. EHC’s services for the Dalton Communities project include surveying, erosion control, clearing, earthwork and grading, 65,000 tons of imported fill, storm drainage, sanitary sewer, potable water, curbing, and road construction, as well as traffic signage and striping.
TARA WOODS
New client Hometown America awarded EHC Phase 3 of Tara Woods. Located in North Fort Myers, Tara Woods is an active 55+ community featuring custom-build homes and resort-style amenities. Phase 3 of Tara Woods includes 39 home sites on 9 acres. EHC is providing erosion control, lake excavation, rock crushing, road development, underground storm drainage, sewer, and water, lot grading, and preparation for the project.
HIGH-PROFILE PROJECTS
In addition to the four new projects, EHC continues the development of eight high-profile projects. The company has included a status for a sampling of those active projects.
For instance, the High Tech Buildings in Fort Myers is in the middle of construction with Schneider Construction and developer High Tech Properties. The first phase of the approximately 5-acre project is a flex-space single-story commercial and retail building. EHC is providing the clearing, earthwork, parking lots, concrete curbs, signage, and underground utilities for a complete site package.
The multi-family community Naples Square in Naples is well into Phase 2 with the second of four condominium towers going vertical and Phase 2 for the Lindsford community in Fort Myers is underway with utilities and roads being installed. The latest phase of Lindsford features more than 220 new home sites. Both residential projects are with The Ronto Group.
Phase I of the Tuscola retail project commenced in early 2016 and has already secured Culver’s, MedExpress Urgent Care, Moe’s Southwest Grill, and other retail establishments prior to completion. The MedExpress building is vertical, Culver’s is nearing completion, a third building is under construction, and EHC is wrapping up the parking lot. Tuscola is an approximately 10-acre project in Northport with Trinity Commercial Group. The project consists of six buildings ranging in size from over 4,000 square feet to over 10,000 square feet. EHC is providing the infrastructure for the common areas along with each individual outparcel.
THE EHC TEAM IN ACTION
If you’ve driven on I-75 in Southwest Florida, you’ve seen the EHC team in action. The site construction company is currently in the process of a 32-mile highway update. Every day the company has between eight and 10 crews working to improve the commute. EHC is on pace to complete the project way ahead of schedule (in the amount of time it would normally take a project half its size), which means less congestion and a smoother drive for everyone.
The site construction company’s roadwork and earthwork crews have the ability to tackle projects across a variety of industries. From government work to private business, EHC can handle it.
EHC has also completed the widening Terminal Access Road (TAR) with Wright Construction for the Lee County Port Authority. According to the Lee County Port Authority, the project consisted of widening the Terminal Access Road (TAR) to six lanes. It included curbing, signage and markings, lighting, landscaping, permitting, and Federal Aviation Administration (FAA) approvals. EHC provided earthwork, subgrade base, finish grading, and erosion control for the project.
EHC has 12 active projects and several in the planning stages from Sarasota County to Collier County spanning the real estate and government industries. Many of the projects are multi-million, multi-phased projects.
EHC delivers the highest quality site solutions in the business. Founded by native Southwest Floridians over 25 years ago, EHC began with a single project. In the time since, EHC has handled hundreds of projects worth hundreds of millions of dollars for a variety of clients in multiple industries including municipalities, developers, builders, owners, and general contractors.
With a focus on building sturdy client relationships, EHC is known for its efficiency, quality, service, and ability to make every job a success. The site construction company has the resources and is flexible to get its clients’ product to market on their dynamic timeline.
