Premier Design + Build Group completed LBA Teterboro, a 119,600-square-foot, LEED-certified, Class A industrial facility in Teterboro, N.J., for industrial real estate owner and investor LBA Logistics in September 2024. Enhancements include a 36-foot clear height, 20 dock doors, two drive-in doors, and 91 car parking spaces.
From existing building demolition to project close-out, managing the construction process on the industrial facility took careful planning, coordination, and attention to detail.
The facility is located directly next to major transportation centers, such as the Teterboro Airport, the New Jersey Turnpike, and the George Washington Bridge. It is an ideal spot for logistics, however, the congested area presented challenges Premier needed to manage each step of the way carefully.
PROBLEMS SOLVED
The building site is just 200 feet from the jets’ runway, making dust control during demolition a priority. Premier kept water running on the site continuously during the process to keep dust levels low.
Local regulations limit the number of trucks allowed on the roads to remove demolition debris. The Premier team managed a truck schedule and required drivers to take specific routes to ensure adequate traffic flow.
Site preparation after demolition required extra attention to detail because it’s located on unsolid meadowlands. The seven-acre site needed to be surcharged for eight months prior to grading activities. Premier brought in more than 100,000 yards of soil to surcharge the site and create a solid ground for construction.
REGULATIONS ADDRESSED
Once site preparation began, Premier needed to follow local regulations to mitigate the site’s polluted soil—a common occurrence in the region. Regulations prohibit the movement of contaminated soil, so Premier kept all soil local, ensuring it was added back to the hole it was removed from after the site infrastructure was installed.
Regulations also applied to crane activity during construction due to the site’s close proximity to the airport. The team was required to notify the Federal Aviation Administration (FAA) about all crane activity—such as setting exterior precast panel walls, roof steel-framing erections, roofing material deliveries, and rooftop unit installation—a minimum of three days in advance. On the day of the lifts, the FAA was updated hourly, per regulations, by the Premier team on the progress.
Premier worked closely with LBA Logistics during the project, maintaining close communication about each step of the construction process. This facility marks the third project Premier has successfully completed for LBA Logistics in the Northeast Region, reflecting the strong trust and confidence placed on the company to deliver exceptional results every time.
